Services of the practice
Johannes Hofmann, a civil engineer and project manager in Corfu, takes on structural studies, the engineering documents for a building permit, a renovation or extension, and the running of the job itself. On the island he has his own crew of workers and a network of other professionals. The clients are private owners, architects, and builders.
Structural study
How the building stands
A structural study sets out foundations, the frame or the load-bearing walls, and the seismic measures the project requires. On a new house that follows the architect’s plans. On an old house it starts with a visit and with whatever drawings already exist.
Permit file
The engineer’s part of the application
A building permit is issued by the competent authority, not by the engineer. Johannes Hofmann prepares the civil-engineering studies and drawings that the file asks for, and coordinates them with the architect and the surveyor. If earlier work was done without a permit, say so at the start. Which studies can be signed depends on the procedure that actually applies.
Existing buildings
Alterations, pools, and a look before purchase
Renovations cover a new opening, a new floor, a roof, a pool, a retaining wall, or a structural opinion before a purchase. Stone, reinforced concrete, and buildings that are both appear throughout Corfu. The study names what may be kept and what has to be rebuilt or tied together.
What is not included
The rest of the design team
Architecture, topographic survey, legal title, and tax are separate appointments. The practice will say when one of those is missing, because a structural drawing that ignores the real boundary or the real walls is of little use.
