Terms and conditions
These are the standard terms for your holiday rental booking with Corfu Cottages. They explain the key rules for booking, payment, cancellation, and your stay. Please read them together with your booking confirmation and any property-specific house rules.
1. Parties and acceptance
Your contract is with the property owner or authorised manager marketing the property through Corfu Cottages. By paying a deposit or full amount, you accept these terms and any applicable house rules.
2. Booking and payment
Your booking is confirmed only when we accept it and receive the required payment. Prices and dates are those shown at checkout, in the stated currency, unless we agree otherwise in writing.
- A deposit may be required to secure your booking. The balance is due by the date shown on your confirmation.
- If payment is late, the booking may be treated as cancelled and the cancellation terms will apply.
- Please make sure guest names, dates, and contact details are correct.
- Payments are processed through our secure payment provider. The charge appears under the name shown at checkout.
3. Property use and included services
The booking is for temporary holiday accommodation only. Unless a listing says otherwise, the price includes normal utilities, linen, and basic cleaning. Extra services are included only if clearly listed or agreed in writing.
4. Cancellation and changes
If you cancel, your refund is based on the number of calendar days between the check-in date and the date we receive your cancellation notice (email or WhatsApp). The table below shows the refund of rent paid.
Non-refundable booking or card fees shown on your confirmation are not included in the refund.

Approved refunds are sent to the original payment method within 14 business days after written confirmation.
If your confirmation, offer, or invoice states different cancellation terms (for example, non-refundable rates), those specific terms apply.
We strongly recommend travel insurance covering cancellation, medical costs, and travel disruption.
If we must cancel due to serious property issues or events outside our reasonable control, we will offer a full refund of rental payments for the affected stay, or reasonable alternative dates or comparable accommodation where available.
Changes to dates or property are subject to availability and may be treated as a cancellation plus a new booking, or a change fee, as agreed in writing.
5. Arrival and departure
Check-in and check-out times are shown in your confirmation or house guide. Early check-in and late check-out are only available if agreed in advance. Please share your expected arrival time when requested.
6. Guest obligations
- Do not exceed the maximum number of guests unless we agree in writing.
- Use the property only for private holiday stays. Parties, events, commercial use, and subletting are not allowed unless agreed in writing.
- Follow local laws and house/community rules, including noise, parking, waste, and pool rules where relevant.
- Lock and secure the property when away and return keys or access devices as instructed.
7. Property condition, damage, and cleaning
You must leave the property in good condition, allowing for normal wear and tear. You are responsible for loss or damage caused by you or your group. We may charge for repairs, replacements, or extra cleaning when needed.
Smoking is allowed only where clearly permitted. Pets are allowed only at pet-friendly properties and with confirmation.
8. Liability limits
Nothing in these terms excludes or limits liability that cannot be excluded or limited by law, including death or personal injury caused by our negligence. Where legally allowed, our total liability is limited to the total rental amount paid.
We are not responsible for loss of personal belongings, vehicle damage, or indirect losses (such as missed travel plans), unless required by law due to our breach or negligence.
Pools, terraces, stairs, roads, and shared areas are used at your own risk where we are not at fault. Children must always be supervised.
9. Events beyond reasonable control (force majeure)
Neither side is liable for delays or failure caused by events beyond reasonable control, such as natural disasters, war, civil unrest, authority restrictions, utility failures, or transport strikes. In these cases, we will work with you on rescheduling or refunds as required by law and the situation.
10. Complaints procedure
If there is a problem during your stay, contact us promptly so we can try to resolve it. If you remain dissatisfied, send full details in writing within 14 days of departure and we will respond through our complaints process.
11. Data protection and privacy
We use personal data only to manage your booking and stay, including communication, payments, and legal obligations, in line with data protection law. We do not use your data for unrelated marketing unless you opt in.
12. Governing law and jurisdiction
These terms are governed by the laws of Greece. Disputes are handled by the courts of Corfu or another court required by Greek law, without affecting any mandatory consumer rights you may have in your home country.
